NEW CONSTRUCTION BUYERS UP TO 50% REBATE

Buying New Construction? You Could Receive Thousands Back at Closing.

CRITICAL WARNING BEFORE YOU VISIT: Contact us before visiting, registering online or speaking with the builder’s sales representative. Most builders refuse to pay a buyer-agent commission unless The Tennant Team is identified on your initial visit.

The builder’s sales representative works for the builder. The Tennant Team can help compare communities, evaluate incentives, review contract terms and construction milestones, coordinate independent inspections and negotiate available terms. When the builder pays Charles Rutenberg Realty a buyer-agent commission, qualified Tennant Team clients may receive a rebate of up to 50% of the commission actually received by the brokerage.

  • Keep Up to 50% of Commission: Credited on your Closing Disclosure at the settlement table.
  • Independent Buyer Advocacy: We protect you through pre-drywall and final walkthrough inspections.
  • Incentive & Lender Verification: True financial analysis of builder preferred lender packages.
  • Written Rebate Agreement: Guaranteed terms agreed upon in writing before you sign the builder contract.
Charles Rutenberg Realty is the licensed brokerage. Rebate subject to builder payment, lender/title approval, loan guidelines & closing.

BUYER ADVOCACY

Why You Need Independent Representation on New Construction

Walking into a new home model center without your own advocate costs you leverage and equity.

Builder Reps Work for the Builder

The on-site sales team is legally obligated to protect the builder's profit margins, policies, and timelines—not yours.

Builder Contracts Protect Builders

Builder contracts are heavily one-sided, often limiting buyer remedies, dispute rights, and earnest deposit protections.

Incentive & Lender Traps

Builder incentives are frequently tied to higher-cost preferred lenders. We analyze true net closing costs side by side.

Independent Inspections

New construction is not defect-free. Independent pre-drywall and final walkthrough inspections catch critical mistakes early.

Key Facts Every New Construction Buyer Must Know

  • • Builder commissions do not automatically increase the home price: The builder's marketing budget already accounts for buyer-broker compensation. If you go unrepresented, the builder simply keeps that commission profit; they rarely discount the purchase price.
  • • Lot premiums & upgrade pricing require market comparison: Builders mark up structural options, design center selections, and lot premiums significantly. We provide comparable recent sales data to verify fair valuation.
  • • Construction timelines shift constantly: Having an experienced professional tracking milestones, framing deadlines, and closing schedules prevents unexpected delays and rate-lock expirations.

Exact Terms & Eligibility Requirements

The maximum potential rebate is 50% of the gross buyer-agent commission actually paid by the builder and received by the brokerage at closing. The exact rebate will be stated in a written representation and rebate agreement before the buyer signs a purchase contract. We do not hide behind “up to”—the exact terms will be confirmed in writing.

Eligibility Generally Requires:

  • ✓ Contacting The Tennant Team before visiting or registering with the builder
  • ✓ No prior builder registration that excludes The Tennant Team
  • ✓ Builder recognition of and compensation to the brokerage
  • ✓ Required written representation and rebate agreements executed in advance
  • ✓ Successful transaction closing and actual payment of promised commission
  • ✓ Disclosure to and approval by the lender, title company and other interested parties
  • ✓ Full compliance with loan-program and closing requirements

Transactions requiring extensive searches, repeated touring, unusual negotiations or substantial additional services may qualify for a smaller rebate. The exact formula must be disclosed and agreed to in writing before the builder contract is signed.
