It includes competitive market pricing, professional HDR photography, full MLS listing distribution to Zillow, Realtor.com and major portals, professional property description, yard sign where permitted, electronic lockbox, ShowingTime coordination, required seller disclosures, offer presentation, seller net sheets, contract negotiation, and dedicated transaction management through closing.
Showing procedures are differentiated based on your plan level: With the 1% Essential Plan, the seller is responsible for hosting and showing the home to unrepresented direct buyers, while licensed MLS buyer agents schedule via ShowingTime and electronic lockbox. With the 2% Showcase and 3% Concierge plans, dedicated showing agents are provided for unrepresented buyers. With the 4% Certainty Plan, all property showings are personally accompanied by the listing agent.
The minimum listing-side compensation for any listing plan is $3,995. If the calculated percentage fee plus the $495 transaction fee equals less than $3,995 (for example, on a lower-priced home), the listing compensation is adjusted to meet the $3,995 minimum.
Yes. The $3,995 minimum listing-side compensation is inclusive of the $495 transaction and compliance fee. You are not charged $3,995 plus an additional $495.
When an agent formally affiliated with The Tennant Team produces and works with the buyer, the seller receives a substantially reduced buyer-side fee: an additional 1% with Essential (subject to the $3,995 minimum), 0.75% with Showcase, 0.5% with Concierge, and 0% additional with Certainty (included in the 4% plan).
No. This reduced buyer fee applies only when an agent formally affiliated with The Tennant Team works with or represents the buyer. It does not apply merely because the buyer’s agent is affiliated with Charles Rutenberg Realty. Charles Rutenberg Realty has independent agents who are not members of, managed by or otherwise affiliated with The Tennant Team. Unrelated Charles Rutenberg Realty agents are treated the same as an outside brokerage.
No. Compensation requested by an unrelated buyer’s brokerage is separate, negotiable, and subject to the seller’s written authorization. You decide whether to offer buyer-broker compensation, and in what amount, in accordance with applicable rules.
Yes. If your marketing needs evolve or you decide you want enhanced services such as professional staging, video walkthroughs, or concierge project management, plans can be adjusted by written amendment.
