1. Licensed Brokerage Entity

All real estate transactions, contracts, and brokerage commissions referenced on this website are executed through Charles Rutenberg Realty, Inc., located at 2031 4th St. N, Ste 6, St. Petersburg, FL 33704, the licensed Florida real estate brokerage. The Tennant Team is an affiliated sales team within Charles Rutenberg Realty, Inc. and is not a separate legal brokerage entity.

2. Negotiability of Real Estate Compensation

Real estate compensation is fully negotiable and is not set by law. There is no standard, fixed, mandatory, or legal commission rate established by any association, government body, or MLS. All listing fees, buyer broker compensation offers, and transaction fees are agreed upon strictly through written agreements signed by the participating parties.

3. Scope of Listing Fees

Listing fees shown compensate the listing brokerage only. Compensation requested by an unrelated buyer’s brokerage, seller concessions, closing costs, title insurance, recording fees, survey costs, HOA transfer fees, and third-party services are separate unless expressly included in writing. Offers of compensation are not placed in an MLS feed in compliance with applicable MLS rules.

4. Builder Rebates & Loan Program Restrictions

Any commission rebate is subject to disclosure to all interested parties, builder payment, lender and title-company approval, loan-program restrictions, and successful transaction closing. Maximum rebates cannot exceed 50% of the commission actually received by Charles Rutenberg Realty, Inc. Buyers must comply with all lender contribution limitations.

5. Cash Offers & Valuation Estimates

Interactive calculators, net proceeds estimations, and cash offer analyses provided on this website are for preliminary illustrative purposes only. They do not constitute an appraisal, formal valuation, binding settlement statement, or legal guarantee of proceeds. A cash offer is not guaranteed unless and until a qualified purchaser issues a written offer or contractual purchase commitment.

6. No Legal, Tax, or Lending Advice

Information on this website is not legal, tax, lending, title, or accounting advice. Clients should consult with an independent Florida real estate attorney, CPA, certified tax planner, or licensed mortgage loan originator regarding specific legal, financial, or tax consequences of real estate transactions.
